Sometimes you need to know what the possibilities are, how big a building will appear to be on your lot, how much the design will cost. By doing an Initial Deign phase, we can determine project constraints, path to approval or final look of the project. We can generate floor plans, accurate square footages and high-design project renderings.

We can take the guessing out of your proposed development, offering preliminary Architectural Services without requiring a full-service contract.

    We can create VR exports for a full experience of your proposed design. This is useful for immersive presentations where a physical experience of the design is needed. Exports can contain fixed viewpoints or allow for free exploration of the 3d model.

STANDALONE SCHEMATIC DESIGN

I NEED A FLOOR PLAN

Step 1: Zoom Meeting - Review of project needs, room sizes, adjacencies, materiality, solar orientation, material palettes and Site Orientation / Location.

Step 2: Study of all Zoning and Building Constraints, including setbacks, floor area ratio, easements, dedications and height limitations / zoning envelope.

Step 3: AKA presents 2-3 options for the floor plan of the house incorporating your inputs and a minimum of 2 options for the site design.

Step 4: Owner review period - ideally 1 week. Notes and markups are emailed or uploaded to the project drive.

Step 5: Minimum of 2 revised floor plans are presented to Owner for review. After incorporating revisions, final package is generated.

Schematic Design Package includes:

  • Project constraints and Parcel Report

  • City / County information, Contacts and Applicable Codes

  • List of Required Consultants

  • Step-By-Step Outline of Approval Process

  • Floor Plans and 3d Views.

Total Time: 4-6 Weeks (home Designs up to 5,000 SF)

VISUALIZATION + 3D DESIGN CHARETTE

WHAT WILL IT LOOK LIKE?

Step 1: A 2-hour live Zoom session where we construct the massing, layout and materiality of your project together with your input. You can see every elements being developed in 3d live on the call.

Step 2: We further develop the design and renders, keeping progress screenshots in a shared Drive for client access. Within 1 week, we generate a minimum of 5 project views for use in any project presentation.

Total Time: 10 Days

includes 5 Renderings with unlimited Usage Rights. Limit 1 project per week.

VR DESIGN AND EXPORT

I NEED AN IMMERSIVE PRESENTATION

Step 1: Zoom Meeting - Review project needs, programming, style and materiality. This will include solar and site orientation and desired landscape elements. Discuss desired VR / AR features to be included in the export such as fixed camera points.

Step 2: Accelerated Design phase, meeting up to 2x/week to review model progress and design elements.

Step 3: Final building modifications, Add Furnishings, Complete Landscape Elements and Lighting, Add scale figures

Step 4: Project is exported for VR / AR

Export Options: Mono Panorama, Stereo Panorama, EXE Standalone, Web Standalone, Video
